Yellowstone Club

Yellowstone Club Village Phase 2 is a new mixed-use residential and hospitality development located at 1 Yellowstone Club Trail in Big Sky, Montana, developed by Yellowstone Development LLC and designed by Hart Howerton. The project represents the second phase of the Yellowstone Club Village expansion and extends the existing village core with three new condominium buildings and an alpine recreational park. In addition to the residential components, the development incorporates hospitality, retail, and amenity uses supporting a range of occupancies including A-2, A-3, B, M, R-2, S-1, and S-2. The overall development encompasses approximately 391,460 square feet across multiple structures and auxiliary alpine park facilities, creating a dense mixed-use destination integrated with the surrounding resort environment.

The project includes Buildings 5, 6, and 7, each rising five levels and constructed primarily of Type II-B construction, with portions of Type I-A construction incorporated within Building 6. Building 5 reaches 51'-6" in height and contains 137,335 square feet, while Building 6 rises to 74'-7" with 135,201 square feet, incorporating a three-hour horizontal assembly at the Level 02 floor slab to separate construction types. Building 7 rises to 50'-0" and contains 118,924 square feet. The condominium buildings are primarily R-2 occupancy, complemented by amenity and support spaces associated with the village core. The review scope focuses on the building core and shell systems, including amenity spaces and shared building infrastructure, while interior residential unit layouts are excluded from the review scope.
