Surf & Sand Resort

The Surf & Sand Resort Renovation project involves the comprehensive modernization of the existing beachfront resort located at 1555 S Coast Highway in Laguna Beach, California. Situated on a 2.33-acre site, the project encompasses improvements across a 127,798 SF, nine-level hospitality property that includes a mix of A-3, B, R-1, and S-2 occupancies. The renovation focuses on refreshing the guest experience through upgraded interior finishes, enhanced accessibility features, and targeted building system improvements. The scope includes replacement of floor finishes, modernization of guestrooms and public spaces, upgrades to public restrooms, and improvements to balcony finishes and guardrail systems. The development is owned by J.C. Resorts and designed by WATG, with construction spanning multiple existing structures of Type I-B, II-A, III-B, V-A, and V-B construction.

In addition to architectural improvements, the project incorporates structural modifications and mechanical, electrical, and plumbing (MEP) upgrades necessary to support new building systems and renovated spaces. Select areas will undergo selective demolition, including removal of partial walls, doors, windows, and other elements to accommodate updated layouts and finishes. Structural upgrades are provided where required to support new MEP equipment and services, while other portions of the resort will receive interior finish refreshes only, without modifications to structural or building systems. Collectively, the improvements are intended to enhance functionality, accessibility, and overall guest experience while preserving the character of the iconic oceanfront resort.
